NEW INFO SECURITY DEPOSIT: PHOTOS REQUIRED

4/1/2025: Any Security Deposit deduction requires landlord to take photos before and after repairs and send photos to the tenant with an emailed itemized list of repairs completed.  

 7/1/2025:  

  1. Landlords are required to take photos before any tenant moves in.  
  2. Landlord can not automatically professionally clean carpets and charge the tenant.

Violence Against Women Act (VAWA) Notice, pertains to Terminations of Section 8 renters.
Please be informed that the Violence Against Women Act (VAWA) is a federal law that provides legal protections to individuals, male or female, who are victims of domestic violence, dating violence, sexual assault, and stalking. Your Landlord may not consider incidents of domestic violence, dating violence, sexual assault, or stalking as serious or repeated violations of the lease or other “good cause” for termination of assistance, tenancy or occupancy rights of the victim of abuse. Your Landlord may not consider criminal activity directly related to abuse, engaged in by a member of a tenant’s household or any guest or other person, cause for termination of assistance, tenancy, or occupancy rights if the tenant or an immediate member of the tenant’s family is the victim or threatened victim of that abuse. Your Landlord may request written certification or other documentation to prove or certify that the individual is a victim of abuse.

If you believe that VAWA protections apply to your household, you must immediately (within ten (10) business days from the date of the termination notice), obtain a VAWA Certification form. Failure to request and/or provide the certification or other supporting documentation within the specified timeframe may result in forfeiture of your rights under VAWA.
